York-area Sheetz site changes hands

The site of a future Sheetz store in York County sold at the end of July for a price of just over $3.8 million.

The seller of the roughly 3.3-acre property at 4044 N. George St. was Molt LLC, a partnership headed by York-area restaurateur and real estate investor Themi Sacarellos, according to county deed records.  The buyer was Malvern-based ECI Realty Partnership LP.

Township supervisors in April approved the land development plan for the Sheetz, which will replace an existing Sheetz at 4309 N. George St.

The property had been listed by Derrick Dougherty and Nick Geaneotes, investment specialists in the Philadelphia office of real estate firm Marcus & Millichap

The site, a former service station at the corner of North George Street and Beshore School Road, is next to a Giant-anchored shopping center.

What’s next: Construction is slated to begin in mid-September, with an opening in the spring, according to Sheetz spokesperson Nick Ruffner.

The new store will be 6,139 square feet.

“The company is excited to be offering its loyal customers in Manchester a larger and new store design which will include a restaurant-style experience with self-service kiosks, additional seating both inside and outside the store and a drive thru for customers on the go,” Ruffner said. “Our current store will close when this new location opens to the public. All employees working at our current location will be offered jobs at the new North George Street location.”

Sheetz has been transitioning to the new design in other areas. It recently tore down and rebuilt a store using the new design on Route 30 in West Manchester Township.
