York-area office building sold for nearly $6M

Seeking a more modern office environment for its York-area staff, a Lancaster-based residential real estate firm is moving down the street.

  • Berkshire Hathaway HomeServices Homesale Realty bought an office building at 2600 Eastern Blvd. in Springettsbury Township and plans to move its staff there in mid to late September, according to Rod Messick, the firm’s CEO.
  • Homesale Realty plans to renovate and use the first floor of the roughly 28,040 square-foot building, Messick said. 
  • The total cost of the project is about $6.7 million, Messick said. The building sold for $5.95 million.
  • Homesale Realty’s East York office is currently housed in a two-story building at 2525 Eastern Blvd. which has been a real estate office since the 1970s. Messick said. “Most of the stuff there is pretty dated.”

Who’s trading spacesStambaugh Ness, an accounting and consulting firm that had long occupied the first floor of 2600 Eastern Blvd. 

  • The firm moved June 1 to smaller quarters of about 4,000 square feet at 220 St. Charles Way in York Township, according to firm spokesperson Heather Zecher. 
  • “SN’s workforce structure has evolved to better serve our clients in all 50 states, as well as our employees in 30 states,” firm president and CEO Steven L. Hake said in a statement. “The relocation of SN’s York office allows us to embrace our collaborative remote workforce while accommodating today’s in-person hybrid needs, including hoteling and conference room options.” 
  • The building’s second-floor tenant, a specialty contract manufacturer called HR Pharmaceuticals, plans to stay put, Messick said.

What’s the precedent: The change in East York follows a move by Homesale Realty earlier this year to new digs in Camp Hill.

  • The firm relocated from 3435 Market St. to 3425 Market St., Messick said, noting it can be less disruptive to move than to undergo a renovation in place.
  • The firm paid $1.87 million for its new 12,363 square-foot office in Camp Hill, he said.
  • The firm also is relocating its office in Chambersburg to 70 W. King St. It is currently at 730 Norland Ave.
  • Firmwide, Homesale Realty is adapting a hub-and-spoke model that centralizes back-office and support operations while providing agents with space called a cafe office where they can meet clients.
  • That’s the structure used by the firm’s Lititz office, for example, he said. “It’s definitely a model we’re using a little more as the use of office space has changed.”
  • Homesale Realty has 35 offices overall covering Central Pennsylvania and the Baltimore area.

What’s next: The roughly 14,400 square-foot building at 2525 Eastern Blvd. is for sale.
