A mixed-use development is taking shape along Route 15 in Upper Allen Township, Cumberland County.
- Camp Hill developer Linlo Properties began site work in May for the project, dubbed The Mills at Shepherdstown Crossing.
- Once completed, it will bring 54 apartments, retail space, a Burger King and a Chick-fil-A to the intersection of Gettysburg Pike and South Market Street, which offers access to Route 15.
- Linlo Properties hopes to begin construction on the apartments this fall, with the work to take about a year, said Lowell Gates, president of the Camp Hill-based firm. The two fast-food sites should be ready for construction by fall, as well.
- Gates estimated the total cost for the project is $28 million to $29 million.
What’s the footprint: The two apartment buildings will each have 27 units and span 44,000 square feet each, with about 11,000 square feet of retail on their first floors, Gates said.
- One building will have a secured, partially underground parking garage below the first floor.
- The apartments, which will feature exposed steel beams, will be a mix of studios, one-bedrooms, two-bedrooms and three-bedrooms.
- Gates said numbers are still coming together for rents but said two-bedrooms could go for around $2,300 to $2,400 per month.
- Potential retail tenants include ice cream shops, coffee shops, hair salons and restaurants, Gates said.
- “There’s a real need for retail out in the Upper Allen area. There’s really not a lot of restaurants. There’s not a lot of retail,” he said.
- The plan also calls for a walking path around the property and a 40-foot clock tower at the intersection of Gettysburg Pike and South Market, as well as road improvements.
- In addition, Linlo is improving road access for neighboring Daybreak Church.
What’s next: Linlo Properties is planning to host a groundbreaking for the project on Wednesday at 11 a.m. Gates said.
- Among Linlo’s next projects is a mixed-use development at the corner of West Governor and Fishburn roads in Hershey.
- Plans call for a 60,000 square-foot, 40-unit apartment building with first-floor retail; a Sheetz convenience store, a day care center and a medical office building, Gates said.
